Weeks 1 to 2: Market Intelligence Phase

  • Identify three to four target suburbs based on your goals, such as inner east prestige or bayside lifestyle
  • Receive weekly market reports covering what is selling and what is sitting
  • No property inspections yet, this stage is purely about strategic positioning

 

Weeks 3 to 4: Shortlisting

  • We inspect eight to twelve properties on your behalf across your chosen suburbs, for example Richmond, South Yarra, Prahran, Hawthorn or Elwood
  • Video walkthroughs sent within twenty four hours
  • We narrow the list to two or three serious contenders


Weeks 5 to 6: Due Diligence

  • Building and pest inspections, strata reports and feasibility analysis
  • Comparable sales reviewed and pricing strategy set
  • Discussion on whether to pursue auction or private treaty
  • You fly in for final inspections if possible, otherwise we proceed remotely with full representation


Weeks 7 to 8: Execution
