Most people look at the house, the street or even the suburb. But the real indicator of long term prestige value sits quietly next door. The neighbours.
The streets that consistently outperform tend to share a few defining traits:

  • Long term residents (often 20 years or more)
  • Low turnover (properties rarely change hands)
  • Quiet money over loud money
  • A clear sense of character (embassy row, heritage precinct, established bay street)


A simple example.
Two streets in Hawthorn. Both lined with three million dollar homes.
On one street, owners stay for decades. On the next street over, there is constant movement, investors, renovators, flippers.

Fast forward a few years. The first street jumps to four point five million. The second lifts to three point six. Same suburb. Same starting point. Very different trajectory.

Why the gap?
Prestige buyers are not just buying a house. They are buying permanence. Stability. A sense of belonging. The unspoken signal that this is where serious people live.

What I assess before you buy?
When advising clients on prestige pockets, I always look at:

  • How long owners typically stay
  • Street turnover rates
  • Anchor residents (long term families or institutions)

 

The bottom line.
A property can be renovated. A neighbourhood cannot.These indicators reveal the true strength of a street far better than styling or square footage.
